Water park hotels in Orlando
For value, the best Orlando hotel with a water park is the Holiday Inn Resort Orlando Suites – Waterpark; for polish, Gaylord Palms. The Grove suits families who need a full kitchen. None of these is a Great Wolf-style fully indoor park, so check weather and seasonal hours in winter. Our best water parks in Orlando guide covers the big parks and which hotel pools sell day passes.
Holiday Inn Resort Orlando Suites – Waterpark (Lake Buena Vista)
- What it is: the former Nickelodeon Suites, now a 777-suite IHG resort. IHG calls the Holiday Inn Resort Orlando Suites – Waterpark “the only all-suite hotel near Walt Disney World®.”
- Rooms: 1-, 2- and 3-bedroom suites, some with kitchens. Reviews report partitioned kids’ sleeping areas with bunks; confirm the room type when booking.
- Water: the rebuilt Surf & Splash Waterpark has a FlowRider surf simulator, the Triple Tide Tower slides and the Aqua Cove junior area. The resort fee covers waterpark access for up to 6 registered guests per room.
- Perks: a shuttle to Walt Disney World, 5 on-site restaurants and pet-friendly rooms ($125 per stay).
- Costs: IHG lists parking at $31 a night plus tax. The resort fee differs by source: the waterpark’s own site says rates “start at $135 (includes $45 Resort Fee)”, while booking sites show $55 to $65. Confirm the fee on your booking screen.
- Pros: a real water park plus suites at a mid-range price.
- Cons: noisy and busy, and maintenance and cleanliness complaints show up in reviews.
- Best for: ages 3 to 14 and families who want pool days between park days.
CoCo Key Hotel & Water Park Resort (I-Drive)
- What it is: the CoCo Key Hotel & Water Park Resort is a 391-room hotel at 7400 International Drive with a 54,000 sq ft canopy-covered and outdoor water park, 14 slides and rides and a 6,500 sq ft arcade. Rooms typically include 4 water park passes through the resort fee.
- Skip it in the off-season. GoCity listed the water park as closed on Mondays in October 2026, and an October 2026 TripAdvisor guest booked for the water park only to find it closed that day. Features ran on a rotating schedule because of staffing. Expect seasonal hours and possible weekday closures from November to February. The park may also close below 59°F or when there is lightning nearby.
- Pros: cheap, and close to Universal and I-Drive.
- Cons: dated, inconsistent operations and mixed reviews.
- Best for: a budget one-night water park hotel stop in summer.
The Grove Resort & Water Park (Winter Garden)
- Rooms: The Grove has residential-style 1-, 2- and 3-bedroom suites with full kitchens and full-size washer/dryers, the most practical rooms for big families on this list.
- Water: Surfari Water Park is free for all registered guests and heated. It has a 695-ft lazy river, dual slides, a kids’ activity pool, a zero-entry pool and a FlowRider Double. The FlowRider costs extra: $35 a person for a 30-minute shared session.
- Perks: daily transportation to Walt Disney World, a glow mini-golf arcade and pontoon tours on Lake Austin.
- Costs: published resort fees range from $35 to $49 plus tax, and parking figures range from $18 to about $37 a night (sources conflict). Florida and Georgia residents can save up to 20%.
- Pros: space, laundry and a water park.
- Cons: you’ll want a car, and the on-site market is expensive.
- Best for: families of 5 or more and multi-generational trips.
Gaylord Palms Resort (Kissimmee)
- Water: Gaylord Palms has Cypress Springs, a 3-acre resort water park with four slides, the Crystal River Rapids action river, a FlowRider, a zero-entry pool, the South Beach pool, a multi-level water playground and four kids’ slides.
- Costs: each room gets four wristbands, included in the $45-a-night resort fee. Marriott lists self-parking at $40 a day and valet at $55, plus tax.
- Pros: the air-conditioned glass atrium is a relief in summer storms, and the holiday season (November 13, 2026 to January 3, 2027) is a big draw.
- Cons: it’s a convention hotel, so expect lanyard crowds. Reviewers say the Disney shuttle is slow because it stops at each park in turn.
- Best for: all ages, and anyone wanting a water park plus a rainy-day plan.
Margaritaville Resort Orlando and Island H2O (Kissimmee)
- The deal: at Margaritaville Resort Orlando, guests who pay the full resort fee get free daily Island H2O Water Park admission, which Margaritaville values at $65.99 per person per day. The park has 20+ experiences, including a wave pool, a lazy river and a kids’ area.
- The 2026 season ran from March 6 to October 31, 2026, so the perk does not apply to November to February stays. Margaritaville Cottages, Embassy Suites Orlando Sunset Walk and Spectrum Resort took part too; Encore Resort did not. Check the 2027 season dates before booking a spring trip.
- Best for: March to October trips with water-park-mad kids.
Signia by Hilton Bonnet Creek (Bonnet Creek)
- Location: Signia by Hilton Orlando Bonnet Creek is an official Walt Disney World hotel surrounded by Disney property.
- Water: a 3-acre lazy river and pool complex with a waterslide, plus one of the better arcades in the area.
- Costs: a $50-plus-tax daily resort charge covers the Disney park shuttle and 4 lazy river tubes (first come, first served). Self-parking is about $40 and valet about $60 a night.
- Pros: Hilton points value, and access to the Waldorf Astoria Orlando next door (kids 12 and under eat dinner free at La Luce with an adult entrée, per the Waldorf’s resort-charge page).
- Cons: fees stack up, and the fountains spray everyone on the lazy river.
- Best for: Disney trips by points earners with kids 4 and up.
More lazy rivers and big pools
- Hilton Orlando (Destination Pkwy): the Hilton Orlando has an 892-ft lazy river with free tubes, a waterslide and a Splash Zone kids’ spray area. Resort charge $47 plus tax; self-parking $38. Good for SeaWorld trips.
- Omni ChampionsGate: the Omni Orlando Resort at ChampionsGate has an 850-ft lazy river, a wave pool, a zero-entry pool with a corkscrew slide, a kids’ pool with 3 slides and an adults-only pool. Resort fee $48 plus tax (per third-party sources); overnight self-parking $38. It’s about 20 to 25 minutes from Disney.
- JW Marriott / Ritz-Carlton Grande Lakes: the JW Marriott Orlando Grande Lakes and The Ritz-Carlton Orlando, Grande Lakes share a lazy river about a quarter mile long, 3 slides, the AquaCourse 360 water obstacle course and a splash pad. Resort fee $55 plus tax; JW self-parking $42 (the Ritz has valet only, at $58).
- Hyatt Regency Grand Cypress: the Hyatt Regency Grand Cypress has an 800,000-gallon lagoon pool with 12 waterfalls, a grotto, one slide (48" minimum height) and a splash pad, but no lazy river. Resort fee about $50; parking from $39.
- Westgate Lakes Resort & Spa: at Westgate Lakes, Treasure Cove Water Park has a wave pool, two slides, a 575-ft lazy river and a splash pad. It is not included in the room: entry is $25 a person per day (3-day $40, 5-day $65). The resort fee is only $29.99, and self-parking is free.
- Encore Resort at Reunion: Encore Resort at Reunion has a 10-acre private water park for guests only, with a 60-ft tower of 3 slides and the Surfing Safari kids’ area, but no lazy river. Don’t confuse it with Reunion Resort’s 5-acre water park, which has a 1,000-ft lazy river; Encore guests can’t use it.
Does Orlando have a Great Wolf Lodge or Kalahari?
No. In January 2016 Great Wolf paid $23 million for a roughly 50-acre site east of Disney Springs, planning 800 rooms and a 100,000-sq-ft water park. GrowthSpotter reports that an Orange County deed recorded August 22, 2018 shows the land sold to an AIC Hotel Group affiliate for $32.75 million. Florida’s only Great Wolf Lodge is in Naples, about 3 hours or more from Orlando. Great Wolf’s official site says it “opened in 2024 as Florida’s first Great Wolf Lodge,” with a 92,000-sq-ft indoor water park “kept at a perfect 84 degrees year-round,” and the Miami Herald reported 12 water slides at its September 18, 2024 grand opening. Kalahari has no Florida resort. Its official Virginia FAQ dates the Spotsylvania opening to November 12, 2026, though a January 2026 release gave December 18, 2026.
Day passes: you can use some of these pools without staying. Gaylord’s Cypress Springs has listed ResortPass day passes from $40, and the hotel day-pass section of our water parks guide lists the others.

Universal Orlando hotels for families
For most families the best Universal hotel is Cabana Bay. Choose Endless Summer if you just need the cheapest two-bedroom suite, Royal Pacific if you want free Express and Stella Nova if Epic Universe is the priority. All 11 Universal hotels include Early Park Admission, free shuttles to the parks and CityWalk, and package delivery. None charges a resort fee, and all charge for parking.
Which hotels include Express (checked October 2026): free Universal Express Unlimited comes only with Loews Portofino Bay, Hard Rock Hotel and Loews Royal Pacific. It is valid at Universal Studios Florida and Islands of Adventure, not at Epic Universe or Volcano Bay. Helios Grand, Sapphire Falls, Aventura, Cabana Bay, Stella Nova, Terra Luna and both Endless Summer hotels do not include it.
| Hotel | Tier | Price/night (typ.) | Family rooms | Pool | Getting to parks | Self-parking |
|---|---|---|---|---|---|---|
| Endless Summer Dockside / Surfside | Value | ~$99–$278 | Two-bedroom suites sleep 6 (one bathroom) | Big zero-entry pools | Bus only | $26 |
| Cabana Bay Beach Resort | Value | ~$145–$358 | Family suites with kitchenette, sleep 6 | Two pools + lazy river; 10-lane bowling | Walk to Volcano Bay; bus or path to parks | $26 |
| Aventura | Prime Value | ~$170+ | Kids’ suites | Rooftop bar views, pool | 2–5 min walk to Volcano Bay | $30 |
| Stella Nova / Terra Luna | Prime Value | ~$200–$300 | 750 rooms each | ~10,000 sq ft pool; Stella Nova splash pad | Walking path (Stella shorter) / bus to Epic | $30 |
| Sapphire Falls | Signature | ~$250+ | Kids’ suites | Large pool, waterslide | Water taxi / walk | $36 |
| Royal Pacific | Signature | ~$300+ | Kids’ suites | Lagoon pool | Walk/boat; Express incl. | $36 |
| Hard Rock Hotel | Signature | ~$350+ | Kids’ suites | Sand-beach pool, slide | Closest walk; Express incl. | $36 |
| Portofino Bay | Signature | ~$400+ | Kids’ suites | Villa/beach pools | Boat/walk; Express incl. | $36 |
| Helios Grand | Signature | ~$293+ (launch rate) | How to Train Your Dragon kids’ suites | Zero-entry pool | Dedicated Epic entrance; no Express | $36 / $45 valet |
- Endless Summer or Cabana Bay: Endless Summer suites have only one bathroom and no walking path, so you rely on the bus. For most families, Cabana Bay’s lazy river and Volcano Bay path make the step up (often about $40 to $80 a night more) worth it. For Epic Universe days, Stella Nova’s walking path is shorter than Terra Luna’s.
- Is Royal Pacific worth it? Do the math. If 2 or 3 people would otherwise buy Express for 2 days at Universal Studios Florida and Islands of Adventure, a 1-night Royal Pacific stay often pays for itself, because the included Express covers check-in and check-out days. Our theme park tickets guide has the Express prices.
- Universal Endless Summer Resort sits on the old Wet ’n Wild site. For the cheapest on-site beds, this is it.
How the parks themselves compare for different ages is in Orlando theme parks compared.
Budget family hotels and suites
The best cheap family hotel near Disney is the Drury Plaza Hotel Orlando – Disney Springs Area. It is an official Walt Disney World hotel with no resort fee, a free hot breakfast (6 to 10 a.m.) and a free 5:30 Kickback (5:30 to 7:30 p.m.) with hot food. Guests 21 and over get three free alcoholic drinks.
- Drury Plaza Disney Springs Area: half a mile from Disney Springs at 2000 Hotel Plaza Blvd, with a saltwater pool, a splash pad, an arcade, Early Theme Park Entry and a scheduled shuttle to all four parks. Florida residents get 10% off. The free food can save a family of four $60 to $100 a day. Parking is charged.
- Suite brands (Homewood Suites, Embassy Suites, Staybridge): free breakfast and separate living areas or kitchens. Embassy Suites Orlando Sunset Walk also got Island H2O access in the 2026 season. Check each property’s resort and parking fees, which vary.
- Timeshare-style resorts (Westgate Lakes, Holiday Inn Club Vacations at Orange Lake Resort): villas with kitchens and washers. Westgate charges a $29.99 resort fee with free parking. Expect a sales pitch; you can decline. We could not confirm Orange Lake’s fees this cycle.
- Universal Endless Summer Dockside: usually the cheapest on-site two-bedroom suite in Orlando, and it still comes with Early Park Admission.
Vacation home rentals in Kissimmee, Davenport and Four Corners
A vacation home is the best value for groups of 6 or more who want a private pool and a game room, but it means driving every day. Hotel taxes are higher in Osceola County (13.5%) than in Orange (12.5%) or Polk (12%).
- Where: Kissimmee/US-192 and the communities around ChampionsGate, Reunion, Encore and Windsor at Westside, plus Davenport (Polk County) for the lowest nightly rates. Browse all stays in Kissimmee or all stays in Davenport.
- Pros: separate bedrooms (often themed kids’ rooms), full kitchens, laundry and private pools.
- Cons: 20 to 40 minutes each way to the parks, cleaning fees and no hotel perks. Pool heat is often an extra charge, so ask.
- Upgrade pick: Encore Resort at Reunion includes a private 10-acre water park.
Near SeaWorld, LEGOLAND and Kennedy Space Center
Near SeaWorld and I-Drive: Hilton Orlando and the Grande Lakes resorts sit closest, with lazy rivers that make good rest-day pools. For an indoor stop on I-Drive, see our SEA LIFE Orlando aquarium guide, and browse all stays on International Drive.
Near LEGOLAND (Winter Haven): the LEGOLAND Florida Hotel, LEGOLAND Pirate Island Hotel and LEGOLAND Beach Retreat suit ages 2 to 10. The two hotels at the gate add Early Park Access; ask LEGOLAND whether it applies to Beach Retreat on your dates, as its own pages disagree. Our LEGOLAND Florida guide compares the three, and the Peppa Pig Theme Park guide covers the park next door.
Kennedy Space Center and Cocoa Beach: do it as a day trip from Orlando, about 1 hour each way, or add a beach night in Cocoa Beach on the way to or from the airport. Without a car, the From Orlando: Kennedy Space Center Trip with Transport (from $89, 4.8/5 from 899 reviews) takes care of the drive. Our Kennedy Space Center tickets guide covers admission and the add-ons.
Where to stay in Orlando with kids, by area
For a Disney-heavy trip, stay in Lake Buena Vista or Bonnet Creek. For Universal plus SeaWorld, choose Universal or I-Drive. Kissimmee and Four Corners give you the most space for your money.
| Area | Drive to Disney parks* | Drive to Universal* | Pros | Cons | Best for |
|---|---|---|---|---|---|
| Disney / Lake Buena Vista | 5–15 min | 15–25 min | Disney transport, Early Entry, Disney Springs | Pricier; Universal is a drive | Disney-first trips, toddlers |
| Bonnet Creek | 5–10 min | 20–25 min | Inside Disney’s footprint; lazy rivers; points hotels | Resort fees and parking | Points earners |

| Kissimmee / US-192 / Four Corners | 10–30 min | 25–40 min | Vacation homes, low rates | 13.5% tax (Osceola); traffic | Big groups, budget |
| Winter Garden (The Grove area) | 10–15 min | 25–30 min | Condo suites, Surfari | Few walkable dining options | Multi-gen, longer stays |
*Typical off-peak drive estimates; rush hour on I-4 can double them.
Gatorland, 15 to 20 minutes from the Disney and Kissimmee hotels, is the easiest half day out from this side of town; see our Gatorland tickets and shows guide.
Resort fees, parking and taxes
Most off-site Orlando family resorts add $30 to $55 a night in resort fees plus $31 to $42 a night for parking, and every stay adds 12.5% tax (Orange County) or 13.5% (Osceola County). Disney-owned resorts charge neither a resort fee nor parking, which narrows the price gap more than headline rates suggest.

Example: a $200 room plus a $50 resort fee in Kissimmee is about $284 a night with tax, before parking. Add $40 parking and it’s about $324. At Disney, a $280 room is about $315 with tax, and parking is free.
On-site or off-site?
Stay on-site at Disney if you’ll be at rope drop most days and don’t want to drive. Stay at a Universal Signature hotel if you would otherwise buy Express. Go off-site if a water park, a kitchen or an extra bedroom matters more to you than 30 minutes of early entry.
- Choose on-site Disney if: you have kids under 8 and plan 4 or more park days, you want Skyliner, monorail or boat transport, or you’re flying in without a car.
- Choose on-site Universal if: you’re doing 2 or more Universal days. Royal Pacific or Hard Rock pays off when Express would cost more than the room premium; Stella Nova suits Epic-heavy trips.
- Choose off-site if: you’re a group of 5 or more, you plan pool days, or you’ll have a car anyway. With a water park hotel, a rest day can be the highlight of the trip.
- Early entry value: 30 minutes at Disney is typically worth 2 or 3 headliner rides. Universal’s Early Park Admission matters most at Epic Universe.
Ways to pay less
The biggest savings come from booking Disney and Universal promotions early, choosing hotels with free breakfast or kitchens, and avoiding peak weeks.
- Watch for Disney and Universal room discounts. Disney ran Disney+-only summer 2026 rates from $99 a night, and Universal often bundles “stay more, save” offers. Book refundable rates and re-price when deals drop.
- Florida residents: The Grove offers up to 20% off and Drury 10%, and Disney and Universal regularly run resident deals.
- Points: Hilton (Signia, Hilton Orlando, Embassy Suites), Marriott (Gaylord, JW Grande Lakes) and IHG (Holiday Inn Waterpark) points can cover the room rate. Resort fees are often still charged on award stays, so check.
- Free food: Drury’s breakfast plus Kickback, or a kitchen at The Grove or Westgate, can save more than $500 a week.
- Do the Express math before paying for a Universal Signature hotel.
- Shoulder seasons: late August to September and post-Thanksgiving to mid-December weekdays are typically cheapest. Avoid spring break, summer and holiday weeks.
- Skip the rental car if you stay on-site at Disney: Disney transport covers the parks, and a rideshare covers the airport run.
